HSA Commercial Real Estate is scheduled to break ground on the Bristol Highlands Business Park by Memorial Day. The initial build out of the park will include two (2) speculative industrial buildings totaling 157,656 and 472,216 SF.  The new Business Park has been several years in the making and the end result will be well worth the wait. HSA Commercial Real Estate worked diligently with the community of Bristol to create a simple four-step approval process for distribution & warehouse operations. The streamlined use & occupancy permit approval process was intended to give prospective tenants the opportunity to start shipping product out of a building in as little as 1 week after lease execution once the project is completed. Additionally, the development will be one of the most accessible pieces of real estate located at the Illinois & Wisconsin border with two (2) diamond interchanges located within 1.5 miles.

 

Operating at the speed of logistics will serve as a competitive advantage for the Bristol Highlands project. “Modern logistics operations require the ability to immediately scale & execute fulfilment opportunities” stated Jeff Hoffman of Cushman & Wakefield | Boerke who is the leasing agent for the project.  Hoffman continued “An approval process that can take up to four months for a simple occupancy permit does not sync with the compressed timeframes that many of these operators face when a customer wants to grow. Bristol Highlands allows you to start servicing your customer immediately.”

 

The Interstate 94 corridor continues to drive Wisconsin industrial real estate markets with over 1.1 million square feet of speculative industrial space already being leased up in 2020.

While the Covid-19 pandemic has put the brakes on several development projects in the corridor, Tim Thompson, Executive Vice President of H S A Commercial is confident that industrial demand will remain strong and may even been accelerated by the need for warehousers to fulfill last-mile deliveries. “The logistics, labor and tax advantages that Bristol Highlands will deliver to our future tenants will be even more valuable as businesses adapt and respond to the need to expand and streamline delivery capabilities as a result of the pandemic. Our 472,000 SF building will also be the largest new delivery available in this corridor as our economy emerges from this challenging period.”
